A new hospitality partnership will introduce a boutique luxury resort, turnkey villas, and an expanded collection of wellness and lifestyle amenities to one of Antigua’s most exclusive residential communities. Pearns Point, the 160-acre low-density residential enclave on Antigua’s coveted western peninsula, is entering its next chapter with the addition of a luxury boutique resort designed to elevate both the ownership experience and the destination’s international appeal.
Developer Orange Limited has partnered with renowned hotelier Daniel Shamoon to create an intimate resort that blends luxury accommodations with private residences, creating a hospitality-driven community overlooking the turquoise waters of the Caribbean Sea.
The project represents a significant expansion for Pearns Point, which has already attracted buyers seeking privacy, natural beauty, and custom homesites on one of Antigua’s most desirable coastlines. The new resort introduces world-class amenities while maintaining the development’s emphasis on low-density living and environmental stewardship.
Boutique Hospitality Meets Caribbean Living
The new resort will be integrated into the existing Pearns Point community rather than developed as a standalone hotel. Plans call for 20 single-story guest suites and 20 two-bedroom villas with sweeping Caribbean views, creating an intimate hospitality experience that complements the residential neighborhood.
In addition, 36 fully designed three- and four-bedroom turnkey villas will be offered for purchase, with prices ranging from $3 million to $6 million. Buyers seeking even greater customization can continue to purchase homesites throughout the community, while completed residences are available from $20 million.

The collaboration brings together two leaders with complementary expertise. Dutch entrepreneur Albert Hartog, through Orange Limited, has guided Pearns Point from its earliest planning stages, while Shamoon has spent more than three decades developing celebrated luxury hospitality destinations around the world.
A Resort Designed for Owners and Guests
Unlike many Caribbean developments where residential and resort experiences remain separate, Pearns Point’s newest phase is designed to serve both homeowners and visitors.
Owners and resort guests will have access to a collection of amenities that includes a private beach club accessible by boat, a signature restaurant supplied by an on-site organic farm, an oceanfront spa and fitness center, a dedicated watersports hub, and a state-of-the-art racquet club.
The development has also been planned to preserve public access to Antigua’s beaches while protecting the privacy of residents and guests.
That combination of resort services and residential ownership reflects a growing trend across luxury real estate, where buyers increasingly seek professionally managed communities that deliver the conveniences of a five-star hotel without sacrificing privacy or exclusivity.

According to the developer, 26 homesites have been sold to date, representing approximately $50 million in sales. Current offerings include beachfront, oceanfront, and elevated homesites starting at $2 million, allowing owners to work with award-winning architects and builders to create custom residences tailored to the dramatic peninsula setting.
The partnership also includes plans for two signature residences designed by James Hamilton Architects. The homes will showcase Pearns Point’s emphasis on indoor-outdoor living through architecture that incorporates locally sourced stone, timber, and other natural materials while responding to Antigua’s tropical landscape.
